5th & Columbia – F5 Tower

Hermanson completed Design-Build HVAC construction of the 44-story F5 Tower in downtown Seattle, previously known as “The Mark” or “5th & Columbia.” The building includes seven levels of below grade parking, four floors of conference center, and ten luxury hotel floors, including a restaurant, 25 levels of office space, and two floors of penthouse mechanical space. The mechanical system is comprised of multiple water-cooled chillers, cooling towers, and pumps in the mechanical penthouse space that serve floor-by-floor chilled water air handlers (VAV) with airside economizer at the office floors and horizontal chilled water fan coils for the hotel floors. Additionally, a condenser water riser serves the building’s 24/7 loads and the lower level conference center heat pumps. Hermanson also completed seismic renovations and shell & core system upgrades to the historic First United Methodist Church next door to provide a venue for banquets and conferences.
