Hermanson undertook the role of Design-Build HVAC & Plumbing contractor for The Cascadian, a remarkable creative office development spanning an impressive 211,066 square feet, nestled in the historic Cascade neighborhood of South Lake Union, Seattle.

Hermanson met the high-rise pressurization demands with precision, featuring a central rooftop Dedicated Outdoor Air System (DOAS) equipped with Energy Recovery Ventilation (ERV) units expertly ducted to serve each office floor. Furthermore, the project incorporated Variable Air Volume (VAV) terminal units, meticulously controlled through the building management system, ensuring optimal ventilation on each floor.

Notably, the central heating and cooling system implemented at The Cascadian represents a departure from convention. Our innovative approach involved the utilization of rooftop-mounted air-to-water heat pumps, a sophisticated system that delivers both chilled and heated water to accommodate future tenant needs through a network of four-pipe fan coils.

The Cascadian is further distinguished by its esteemed certifications, boasting Salmon-Safe and LEED® Platinum (Core + Shell) recognition, highlighting its commitment to environmental sustainability.
